Navigating the world of NDIS accommodation can feel overwhelming at first, but understanding the different types of supported accommodation available can help participants and their families make informed decisions. At Community Carers NSW, we believe everyone deserves a safe, supported, and empowering place to call home. In this blog, we break down the three main types of NDIS-supported accommodation: Supported Independent Living (SIL), Short Term Accommodation (STA), and Medium Term Accommodation (MTA). We also explore the benefits of each, how they work, and how to access them.
1. Supported Independent Living (SIL)
What is SIL?
Supported Independent Living is a shared accommodation model where participants live with other people and receive regular support with daily tasks such as cooking, cleaning, personal care, and developing life skills. SIL is designed for individuals who require a high level of support to live as independently as possible.
Key Benefits:
24/7 onsite support from trained carers
Encourages independence while maintaining safety
Opportunities for social interaction and community involvement
Tailored support plans based on individual needs
Who is it for?
SIL is best suited for participants with significant functional impairments who require ongoing assistance throughout the day and night.
2. Short Term Accommodation (STA)
What is STA?
Previously known as respite care, STA provides temporary accommodation and support for participants for up to 14 days at a time. It is especially helpful when primary carers need a break or when a participant wants to try new experiences.
Key Benefits:
Short breaks for both participants and carers
Social opportunities and new routines
A chance to try new living arrangements
Supports transition into long-term living options
Who is it for?
STA is ideal for participants who need temporary support due to changes in care arrangements, family emergencies, or to trial a new environment before moving into more permanent accommodation.
3. Medium Term Accommodation (MTA)
What is MTA?
MTA is designed as a temporary housing solution for participants who are waiting for their long-term housing to become available. It can be used for up to 90 days and is usually accessed when a participant is transitioning from hospital, care facility, or when home modifications are being completed.
Key Benefits:
A safe, supported space during transition periods
Reduces risk of hospital readmission
Allows continuity of care during wait times
What does it cover?
MTA only covers the cost of accommodation. It does not include food, utilities, or personal care supports. These may be funded separately under a participant's plan.
What Kind of Funding is Required?
To access any of the above accommodation options, participants must have the relevant funding categories in their NDIS plan:
SIL: Requires Core Supports - Assistance with Daily Life. An assessment is completed to determine the level of support needed.
STA: Comes under Core Supports - Assistance with Daily Life (usually capped at 28 days per year).
MTA: Funded under Capacity Building or Core Supports as a transitional support, usually limited to 90 days.
Who is Eligible and How Do You Apply?
Eligibility is determined based on your functional needs and personal goals. To apply for accommodation funding:
Speak to Your Support Coordinator: They can assist you in identifying the best accommodation solution for your needs and gather the required documentation.
Complete Functional Assessments: Occupational therapists or allied health professionals will provide reports to support your application.
Submit a Change of Circumstance or Plan Review Request: This is necessary if your current plan doesn’t include accommodation supports.
